Tenant Improvement - Commercial

This application is for improvements/build out to existing tenant spaces in commercial buildings.

The following documentation must be submitted when applying for a tenant improvement - commercial permit:

Cross connection control form (Highline Water District)

Site plan, include:

1. All property lines, building(s), and adjacent streets
2. Parking lot layout and measurements for all accessible parking spaces, if changing the use of the building or space
3. Square footage of the lot, building, and tenant space

Architectural plans, include:

1. Complete description of the work to be preformed. Include:
   • Description of the use of the building and rooms
   • Occupant loads of the spaces
   • Allowable areas of the building(s)
2. Floor plans. Include:
   • Door locations
   • Window locations
   • Exiting paths
3. Stair details
4. Typical wall, ceiling, and floor sections
5. Energy Code Compliance forms if converting unheated space into heated space

Structural Plans, include: 

1. Structural calculations (must be stamped by a WA State licensed engineer)
2. Foundation plans
3. Complete framing plans. Include
   • Roof
   • Wall
   • Floor
4. Lumber details. Include:
   • Dimensions
   • Species
   • Grade
   • Spans and spacing
5. Wall, ceiling, and floor sections or a building cross section
