A short plat is the division of a piece of property into 4 or fewer parcels. Each of the resultant parcels must meet the minimum square footage requirements for the appropriate zone, and have adequate access and utility improvements. In order to short plat a property, the applicant must initially file a preliminary short plat. From here, it is routed through several departments in City Hall for comments and preliminary approval. After preliminary approval, the applicant has 3 years to meet the conditions of the preliminary plat and apply for the final short plat. When the final plat is approved, it is sent to the county for recording. After recording, any subsequent construction may take place.
