A Planned Unit Development (PUD) allows the land developer to create a more desirable built environment through the application of flexible, diverse development techniques. It is often done to best utilize a site’s unique features of geography, topography, size and shape. PUDs consist of residential buildings clustered or laid out with reduced setbacks, if amenities such as adequate open spaces and other environmental design elements are provided as compensation. (See SMC 15.23)

Review of a PUD application is a two-step process:

  1. The Hearing Examiner reviews that development plan and makes a recommendation to the City Council; and
  2. The City Council considers the Hearing Examiner’s recommendation and makes its decision.

An application and checklist must be completed by the individual filing for a PUD. The fee will be as follows:

  • 100 units or less.......... $7,000 plus $200 per lot
  • 101 units or more....... $8,000 plus $200 per lot
